It takes many individuals working together, to successfully complete the process from contract to close. The following businesses are representative of the initial services needed for this process. I have found these firms professional and timely in their delivery of their services.


State Capital

Lenders

Lenders start the process by making sure you are qualified to purchase, and at what price you can comfortable maintain the mortgage. I do suggest you consult your bank or credit union as well as other lenders, to get a spread of quotes. Remember, Lenders compete, but the one offering the lowest percentage rate is not necessarily the best loan, as there are other costs involved. The lender should supply you with a "Good Faith Estimate" or a "Truth in Lending" document that outlines the costs. I'll be happy to help you with this process.



Title Companies

Gather all necessary documentation from various sources to perform the actual closing of a transaction. They issue title insurance which assures the Buyer that the property they are closing on is legally available to be purchased.

Inspections

Completed in the first ten days after contract. Usually a home inspector can complete all necessary inspections, unless septic, stucco, radon or other types of inspections are required.

There are many other services required to complete the closing. Surveyors, appraisers, the list goes on. I'll be assisting you every step of the way with contacts for any other necessary services.

Lynne keeps up to date through various organizations and activities, as well as continuing education. She sits on a number of the Tallahassee Board of Realtors® committees, including Finance, Grievance, Professional Development, Standard Forms and Investment Advisory.

She's a Graduate of the 2005 Tallahassee Board of Realtors® Leadership Class, and a past President of the Gadsden Board of Realtors®.

As a member of the Council of Residential Specialists she is among only 5% of the Realtors® in the United States who have achieved this designation.

Her Senior Real Estate Specialist designation makes her especially conversant in dealing with real estate issues of concern to our aging population.

In March of 2005, she attended the Panama Spectacular in Panama City, Panama, traveling there again in October 2005 for a twelve day overview of Real Estate opportunities in that country.

The next designation she is working toward is as a Certified International Property Specialist, with intentions of developing an expertise in the Panama/United States market.

As a member of the National Association of REALTORS® and the Florida Association of REALTORS® I am proudly set apart from those individuals who are licensed to sell real estate, but haven't obligated themselves to the standards and ethical requirements of these Associations. Always ask to work with a REALTOR®.

This is a database containing information on current real estate for sale in a given area, as well as historic information on properties and transactions. The Multiple Listing Service is accessed by real estate agents who purchase the service.

In accordance with Federal and State Law, discrimination is illegal in the Buying or Selling of Real Estate.

To become a member of The Council of Residential Specialists a Realtor® must pass a number of educational requirements as well as complete a required number of transactions. Less than 5% of active Realtors® have qualified for this designation.

The Senior Real Estate Specialist designation grew from the need for Realtors® to be more aware of all aspects of dealing with the older customer. Reverse mortgages, assisted living, and estate planning are just a few of the areas this designation encompasses. The designee works with a network of professionals addressing the variety of issues the Senior customer faces.

Panama

In March 2005 I attended the Real Estate Spectacular in Panama City, Panama and was amazed at the potential for future retirement and investment in this wonderful country. If your thoughts of Panama relate to the country in the past, perish those thoughts. This is a vibrant country with climates and terrain ranging from Pacific Ocean, to mountains to the Caribbean. With still affordable pricing, the immigration "retirement visa" is wonderful.


Boquete - Panama

While it is primarily a Spanish speaking country, there are people from all over the world living and working in Panama. AARP ranked it in the top four retirement destinations in the world. Panama City is contemporary (Hard Rock Cafe, TGI Friday's), and the Canal Zone has been opened to great development communities. The entire country is a nature lover's paradise. Even more amazing is the fact that it is below the hurricane belt!

I returned again last October to tour a number of areas throughout the country in regard to developments, facilities, health care, and legal issues. When I return again (early 2006) I hope to continue my exploration of this wonderful country. Until that time, I have formed a good contact, who can direct my clients to a variety of locations to vacation, or purchase a second home. He's Canadian born, fluent in Spanish, and has lived in the country a number of years.
